As a homeowner, it is important to be aware of any issues your home may have prior to putting it on the market.  Getting a Pre-Listing Home Inspection will assure that you are aware of potential problems and you can address them on your terms - or present them "as-is".  You may even choose to adjust your selling price proportionally or make corrections and repairs before the buyer has the home inspected himself.  The alternative leaves you open to costly surprises and delays, or potential "deal-breakers" once you have entered negotiations with the buyer. 

Preparing the home for the sales process can be overwhelming.  You want the sale to go smoothly and receive a fair price.  There are a number of things you can do to prepare and enhance the outcome of the inspection and the sale of your home. 

1.    Heating/Cooling systems cleaned and serviced

2.    Built-in appliances operable and clean

3.    Exhaust fan operable and clean

4.    Laundry dryer vent operable and clean

5.    Water heater installed correctly

6.    Smoke detectors installed in correct locations and operable

7.    Pool cleaned and equipment operable and accessible

8.    Gutters repaired and cleared of debris

9.    Window and doors operating and necessary repairs made

Finally take a walk through of your home objectively being mindful of the little items you may have gotten use to, such as leaky faucets or plumbing and cracked grout in the shower and/or tub areas.

Before the inspector arrives - be sure that he will have access to the air conditioner and heating equipment, hot water heater, main electrical panel and the attic.

Most Florida Realtors use a standard form, the "FAR/BAR" contract; Paragraph N is entitled, "Inspection, Repair and Maintenance."  The language in this part of the contract should be used as your guide with the following components covered which comprise of the "Contract Compliance Inspection" that meet most buyers needs:

*       STRUCTURE

*       ROOF

*       AIR CONDITIONING & HEATING

*       ELECTRICAL SYSTEMS

*       PLUMBING

*       APPLIANCES

*       MACHINERY

*       POOL

*       SEPTIC SYSTEM

This inspection is primarily visual, with the use of diagnostic techniques where appropriate.  The report documents the current condition and efficiency, along with wear and tear considerations, system life expectancies and maintenance/safety advisories.

Note - The more detailed "Comprehensive Inspection" is recommended for new construction where more analysis and emphasis on cosmetics is desired.
