The very first thing every buyer and seller needs to do:

Check the Contract being used to determine rights and responsibilities as they relate to the conduct of the inspection and the inspection results.  

The language in the contract will define what each party is entitled to and to what extent.  

If you don’t have this portion of the contract – get it, read it, and make sure you understand it.  

Most Florida Realtors use a standard form, the "FAR/BAR" contract;  Paragraph N is entitled, “Inspection, Repair, and Maintenance.”  The language in this part should be your guide.  In general terms, the following components are covered:

    * STRUCTURE
    * ROOF
    * AIR CONDITIONING & HEATING
    * ELECTRICAL SYSTEMS
    * PLUMBING
    * APPLIANCES
    * MACHINERY
    * POOL
    * SEPTIC SYSTEM

The items listed above comprise the “Contract Compliance Inspection” that meets most buyers’ needs.  

This inspection is primarily visual, with the use of diagnostic techniques where appropriate.  

The report documents the current condition and efficiency, along with wear and tear considerations, system life expectancies, and maintenance and safety advisories.

The more detailed “Comprehensive Inspection” is recommended for new construction where more emphasis on cosmetics is desired, or more analysis is desired.
