|
Preparing the home for the sales process can be overwhelming. You want the sale to go smoothly and receive a fair price. There are a number of things you can do to prepare. As the homeowner, it’s important to be aware of any issues your home may have prior to putting it on the market. Getting a Pre-Listing Home Inspection will assure that you’re aware of potential problems and you can take care of them on your terms – or present them "as-is". "To be forewarned is to be forearmed." You may choose adjust your selling price proportionally or make corrections and repairs before the buyer has the home inspected himself. The alternative leaves you open to costly surprises and delays, or potential deal-breakers once you’ve entered negotiations with the buyer. Here's a short list of things you can do to enhance the outcome of the inspection and the sale of your home:
Finally, before the inspector arrives, make sure he will have access to the air conditioner and heating equipment, hot water heater and the main electrical panel(s). Additionally be sure that the attic is easily accessible. As the seller, do not be overly sensitive to an inspection of your home. It may seem like an "intrusive experience". But the inspector knows that all homes require routine maintenance and repairs as they age. The home inspection is an objective, primarily visual evaluation of the condition of the home. Rest assured that it is NOT critique of your ability to maintain it. Regardless of the number of items cited for attention; remember, most sales are successfully completed!
